Bathroom remodeling is the most common project we do in the Tri-Cities — and the category with the most misleading pricing information online. National averages are distorted by high-cost markets. Here are real numbers from real projects in Washington, Sullivan, and Carter counties.

Tri-Cities Bathroom Remodel Cost Ranges

  • Basic refresh (vanity, toilet, fixtures, paint): $3,500 – $7,000
  • Mid-range remodel (tile shower, new vanity, flooring): $8,000 – $18,000
  • Full guest bath remodel (gut and replace everything): $12,000 – $22,000
  • Master bath remodel (large shower, double vanity, freestanding tub): $18,000 – $40,000+

The Biggest Cost Drivers in a Bathroom Remodel

Tile work. Tile is expensive — not because the material is expensive, but because the labor is. A well-tiled shower requires a skilled tilesetter, proper waterproofing behind the walls, backer board installation, grout, and sealing. For a standard shower (roughly 60–80 sq ft of tile), expect $2,500–$6,000 installed depending on tile choice and complexity of the pattern.

Plumbing. Moving plumbing costs money. Adding a second sink to a vanity: $400–$900. Moving the toilet: $800–$2,500. Changing from a tub/shower combo to a standalone shower: requires capping the drain and rerouting, typically $1,200–$3,000 in plumbing work alone.

The vanity. Stock vanities from home improvement stores start at $200 for basic units and can reach $1,500–$2,500 for quality pieces. Custom vanities run $3,000–$8,000+. Adding a stone top adds $300–$800 depending on material and size.

Shower enclosure. A frameless glass shower door is one of the highest-impact visual upgrades in a bathroom. Budget $1,200–$3,000 for frameless enclosures depending on size and glass thickness.

Guest Bath vs. Master Bath: What's the Difference?

Guest baths are smaller (typically 40–60 sq ft) and simpler — toilet, sink, shower or tub/shower combo. Full gut-and-replace comes in at $12,000–$22,000 in the Tri-Cities.

Master baths are larger and expectations are higher. The features that drive cost: double vanity, large tile shower (sometimes walk-in with no door), soaking or freestanding tub, heated floor, better lighting, more storage. A genuine master bath renovation in the Tri-Cities typically runs $20,000–$40,000. Luxury master suites with premium materials go higher.

What You Should NOT Skimp On

Waterproofing. Cutting corners behind a tile shower is the single most common way a bathroom remodel becomes a disaster five years later. Proper waterproofing means cement backer board, RedGard or similar membrane, and careful attention at seams and corners. Don't let any contractor skip this.

Ventilation. A bathroom without adequate exhaust ventilation develops mold. If your existing fan is old and underpowered, replace it as part of the remodel. It costs $150–$400 and saves you potentially thousands in mold remediation down the road.
